How can I book a property?

As you are probably on the website while reading this, you will find that the easiest way to book is online.

Click ‘Book now’ on the right hand side of each property details page to take you to the secure online booking form.

This will take you through the different stages, including taking your payment.

Can I pay a deposit?

Yes, you can secure your booking and spread the cost by paying a deposit of half of the total price up front. Once the deposit and your booking form are returned, we will review and confirm your booking in writing. The full balance must then be paid no later than 35 days before your holiday.

Can we leave late/arrive early?

During busy times we have to check in at 2.30pm and check out at 10.30am. In quieter times it may be possible to arrive early or check out late for a small charge, please ask.

Can I bring a pet?

With the exception of Guide and hearing dogs, no pets are permitted.

Are towels provided?

All towels are provided but please do bring your own towels if you are a fan of fake tan or heavy make-up. Please ensure all towels are hung up to air, in the bathrooms, on departure.

Is bed linen provided?

Yes, all the bed linen is fine Egyptian cotton. We do not provide linen for babies cots as parents normally prefer the baby to have their own bedding.

Is it possible to book single sex parties/parties of young people?

We do not to accept bookings from people under 25 or hen /stag groups. However parties of golfers/groups after a chill out weekend etc. are welcome.
Single sex group bookings of more than one property will not be accepted.

Is there outside space?

River House and Riverside have lovely courtyard gardens. Waters Edge has two balconies. All of the properties are very close to water. The walls, hedges or fences that surround the garden and the balconies do not necessarily mean that a garden or balcony is dog proof/child friendly i.e. a dog may be able to get under a hedge or a child over a fence. When are properties changeover days?

Most commonly ‘changeover’ or start days for a weekend or a week, tend to be a Friday, especially in busy periods, although sometimes this could be a Saturday or Sunday. Please ask if you would like your break to start on a different day.

Can my holiday start on a day other than the designated changeover day?

It may be possible to book a holiday on a start day other than the designated changeover day out of peak times. Please be aware that as prices are based on Friday changeover, any weeks that cross over price bands would be charged at the higher price.

Is Broadband / Wireless access available?

Yes. As in most properties the strength of the wireless signal can vary throughout the property and in some of our older properties the thickness of the walls may prevent wireless internet access in certain rooms or areas on site, so please bear this in mind.

Is smoking permitted?

No. All the properties are flame and smoke free. No smoking and no candles.

Can we invite friends to stay?

Yes, just inform us at the earliest opportunity that friends might be joining you and as long as your party does not exceed the maximum capacity of the property we will add the extra people to your booking.

What if we are not happy with our property on arrival or during our stay?

Call us straight away so we can put it right if it’s possible. We have done our best to ensure that you will not have any cause for complaint. However, things can be missed, we’re only human. Please don’t leave it until your last day, or when you have returned home as there’s little we can do to put it right then.

What happens if something gets damaged at the property?

We expect that a certain amount of wear and tear. However, if something does get damaged while at the property please inform us at the earliest opportunity so that it can be fixed or replaced in time for our next guests. There is also a book in the kitchen to note down anything you notice.
It is reasonable to expect to pay for more serious damages and breakages such as incidents to carpets, broken windows etc or breakages to a chair, especially if it is part of a set.

Do we need to clean the property before we leave?

We ask that the property is left in the same state of cleanliness and general order as found.

Do you cater for specific accessibility needs?

The properties all have steps to access them. The River House and Waters Edge have two steps in. Riverside Apartment is accessed via two flights of steps. River House is on two floors, Waters Edge is on three floors. All toilets and bathrooms are located only on the floors with bedrooms, not the entertaining areas.

Is there parking at the property?

For every property we aim to include the status of parking within the property description. River House has space for four well parked cars. Riverside has space for three cars and Waters Edge can accommodate two cars. If you require further help with this please contact us.

Can I have a refund?

If you cancel your booking within seven days of receiving our written confirmation, we will refund the balance of any money you have paid us. After such period, if you cancel your booking more than four weeks prior to the Arrival Date, we will retain the Initial Deposit and refund the balance of any money you have paid to us.

If you cancel your booking less than four weeks prior to the Arrival Date, we reserve the right to retain the Initial Deposit and the Rental. In these circumstances we will refund the Rental (less any additional costs incurred) to you if we are able to secure an alternative booking for the Property.

Why do I need cancellation insurance?

No one books a holiday thinking they will need to cancel it. Unfortunately sometimes things happen that may prevent you going away which is why we would always recommend that you take out holiday cancellation insurance. Part of our booking conditions are that if you cancel your holiday you will remain liable for the whole cost of the holiday. If your claim is covered by insurance, you will be able to claim back all monies paid less the insurance premium and a small excess charge.
